Our answer to help those who can’t find the right property on the market and those who ask if there is an opportunity to invest with us

When I (Mike) started investing in real estate in Mexico years ago, I wished there were unbiased resources to help and guide me but there were none. Thankfully, in my previous life as an international banker, I had been doing business in and with Mexico for the previous 15 years. As a result, I had developed some invaluable connections on the ground that allowed me to acquire the necessary knowledge and negotiate very favorable off-market deals.

Several years ago, I decided it was time to give back and started sharing the experience and knowledge I’ve acquired by investing in Mexican real estate. I’ve done that mostly on the famous BiggerPockets website. Since then, I have become the main contributor to their international forum. I’ve helped countless people buy real estate in Mexico whether by answering their posts, direct messages or taking their calls.

Yet, many other would-be buyers and investors don’t feel they have the right knowledge and trustworthy people on the ground to find, purchase and manage the properties that would work for them. As a result, many have asked if we could find the right properties for them or if they could invest with us. We have come up against a few challenges when trying to help these people find properties:

While Mexican properties are generally cheap and certainly so by North American and Caribbean standards, many people don’t have the cash needed lying in their bank account.
Even though some Mexican properties paid for entirely in cash can be more profitable than US or Canadian properties financed with a mortgage, many investors take issue with the fact that mortgages in Mexico are difficult to get and quite expensive.
Most buyers and investors understand that buying pre-construction by far offers the best deals in Mexico but they have an issue with the risks associated with it.
Many developers and other sellers are asking for higher “gringo” prices to unsuspecting foreign buyers.

To help these buyers/investors as well, we put together a team on the ground with the proper construction experience in order to do our own developments. This allows us to offer more affordable, more profitable and less risky property purchases at significantly better conditions by:

asking for significantly lower prices
strongly reducing or even eliminating the main pre-construction risks
offering financing whenever possible

Also, instead of buying one of our units, Investors are also getting 2 alternative opportunities to participate:

finance a project and get a high rate of return over a short period of time when we sell the units.

Given the limited supply of units we can offer, the properties within our developments are exclusively sold off-market to our list of interested buyers and therefore not marketed to the public at large. Yet, we will do our best to satisfy as many interested buyers and investors.
